Will the Bd of Adj allow Huge exceptions to zoning for the 100 State St. Project?

Teaneck’s Board of Adjustment has for more than 8 months (since February 21, 2019) been hearing arguments about a revised proposal that would allow a large 68-unit rental facility to be added to the middle of State Street between Queen Anne and Teaneck Road – at 100 State Street.

There are currently two ways to prepare more specifically for any upcoming hearing: 1Reading the verbatim transcripts or 2) watching or listening to the videos or audios of the prior one. 
Reading the verbatim transcript is preferable  and you will want to focus specifically on the two-sessions of testimony by of the developer’s planner, Steven Lydon. The developer’s planner has the burden of proof to show that the 12 variances requested by the applicant can meet the required proofs that each variance poses. You will want to see whether Lydon meets that requirement.

3) As noted the video and transcript of the 9-5-2019 hearing (click here) show the flawed 3-hour Planner Lydon defense of his testimony — and particularly of his inability to backup his erroneous claims about how the Town’s Master Plan and the subsequent re-examinations support the further construction of dense, high-rise structures on State Street.

You may also want to take a look at the extraordinary three paragraphs on page vi of the Executive Summary of the recent State Street Impact done by Town Planner Preiss -because he specifically says that proposed developments on the State Street are inconsistent with the Master Plan and if implemented wold “irreversibly” chang the character of the Town. To see video from Lydon’s portion of the 3rd hearing from May 16, it too is is featured in videos.  More than 150 people attended this session held in the Teaneck High School Auditorium. The second hearing on the proposed 100 State Street project occurred on April 4, 2019 in the Teaneck Council Chambers which was attended by an overflow crowd in excess of 100 people. The first hearing to consider approving this project – with the required variances – occurred on February 21,  2019 at the Rodda Center.
